Amberwood at Holland recorded 23 units sold at an average price of $3,019 psf during the first phase of its launch weekend, from an initial release of 70 units. This represents approximately 33% of the units released in this first phase.
Of the 23 units sold, 11 were four-bedroom homes, 9 were three-bedroom homes and 3 were five-bedroom homes.
Developed by Sim Lian Group, the 212-unit private residential project is the first development to launch in the new Holland Plain precinct in prime District 10. The development features exclusively three-, four- and five-bedroom homes, with unit sizes deliberately planned for families seeking larger living spaces.

Buyer decisions are taking longer for significant purchases
ERA observes that buyers are generally taking more time to evaluate new home purchases amid the current macroeconomic environment, particularly for larger units in premium locations where the overall price quantum is higher.
Residential purchases remain one of the largest financial commitments for many households. As such, buyers are placing greater emphasis on long-term liveability, practical layouts, location fundamentals and overall value before committing.
“At today’s price points, purchasing a home is a significant long-term decision. For bigger units in prime locations, buyers will naturally take more time to assess whether the development meets their family’s needs, lifestyle plans and financial considerations. This reflects a more discerning market, rather than a lack of demand,” added Chu.

Given its prime District 10 location, family-sized unit mix and positioning as the first launch within the new Holland Plain precinct, ERA expects interest in the development to continue steadily over time.
“When benchmarked against other CCR developments, Amberwood at Holland’s average pricing is competitive, especially for a prime District 10 project offering larger family-sized homes. We expect take-up to remain steady over time as buyers continue to evaluate the development’s location, product offering and long-term fundamentals,” Chu concluded.
Outlook
ERA expects buyer demand to remain supported for well-positioned projects, although buyers are likely to remain selective and take more time before committing, especially for higher-quantum homes.
Developments with strong location attributes, practical layouts and clear owner-occupier appeal are expected to continue attracting interest from buyers with long-term housing needs.
